In practice
RentCast is popular for good reasons. It provides records, estimates, listings, and market trends through a simple API. But an estimate is not an underwrite. When the response must be a defensible offer instead of a data point, you need the Bricked API.
RentCast value estimates come from weighted averages of nearby sales. Bricked selects specific comps, scores their condition from photos, and shows the adjustments.
The RentCast response contains no repair information. Bricked returns an itemized repair budget priced from local costs.
The RentCast output is an input, and your app still has to make the decision. The Bricked output is the decision: ARV, as-is value, and an offer price.
